THE 16 STOREY, PREMIER-GRADE
building will consist of under-
ground parking basements, above-ground parking basements and 10
levels of offices. Overall the building will offer 19 343 m
2
of GLA. The
building is being developed on a speculative basis rather than for a
particular tenant, but as BettsTownsend’s director andprojectmanager
on the project, Mike O’Grady, points out, with its prime location and
top quality finishes it is likely that space will be snapped up quickly.
Mike Ruttell, Redefine Properties’ head of development, advises
the 90 Grayston project is a perfect example of Redefine’s entry into
the premium grade commercial office market utilising highly innova-
tive and sustainable designs. The project is on track for completion
according to schedule.
Ruttell says:“The 90 Grayston flagship development furthers Rede-
fine’s strategy of achieving a range of higher quality premium-grade
properties in our investment portfolio. We are making good progress
on the development, and it is exciting to see this landmark taking
shape in the sought after central Sandton node.”
Thebuilding incorporates anumber of environmentally friendly and
sustainable components and the team is currently targeting a 4-Star
Green Star SA rating, obtained through the Green Building Council
of SA. Green elements are becoming increasingly important in such
buildings – studies show that greener buildings make for healthier
work environments and that tenants report lower absenteeismamong
employees. Inmarkets such as Australia, tenants are prepared to pay a
premium to occupy a greener building, translating into better returns
for the owners.
Betts Townsend is the principal agent and construction project
manager on 90 Grayston, and brings 16 years of experience to the
table. The project began in September 2012 and is scheduled for
completion in July 2014.
