Construction is underway for a new residential development in George, Western Cape, which blends contemporary urban design into the natural landscape and which prioritises pedestrians over cars. Designed by dhk Architects for Vantage Property. The design brief was to create a dynamic, integrated environment that elevates the design quality of residential estates in the area, with enhanced points of connection and social interaction in the public realm.
At the heart of the concept is a masterplan that creates three distinct neighbourhoods, interconnected by a green spine that runs through the entire development. This central feature not only provides a unifying element but also serves as a green corridor for leisure and recreation.
The development spans a gently sloping greenfield site that descends towards a picturesque ravine. The layout of the estate has been crafted to create a sense of place and facilitate easy navigation. A hierarchy of streets and spaces defines the community, with a primary circular route at its core. Secondary roads branch off from this main artery, creating intimate residential pockets and fostering a village-like atmosphere.
Comprising 239 homes, the development offers a range of property sizes to cater to diverse needs for end users. Larger erven are strategically placed along the perimeter, providing a natural buffer between the community and surrounding roads. The design guidelines ensure a harmonious streetscape while allowing for individual expression in home design.
A standout feature of the plan is its approach to public spaces. Streets are designed as shared spaces where pedestrians and cyclists take precedence over vehicles. The absence of traditional kerbs and the incorporation of bioswales and landscaped gutters not only enhance the aesthetic appeal but also contribute to sustainable stormwater management. This principle of openness and connectivity is evident in the treatment of front gardens. Low werf walls, inspired by Cape Dutch architecture, define property boundaries without creating barriers, fostering a sense of connection between homes and the street.
The site has a few large mature trees in the centre, surrounding the only existing structure, an old farmhouse. To the south, the site topography slopes to meet the Modderrugriver, which falls within an environmentally protected zone. An existing farm dam will be retained to form part of the development’s stormwater management plan.
Careful consideration has been given to the placement of community facilities, with key amenities situated around the existing trees to preserve the natural character of the site. A network of green strips between houses provides access to semi-private play spaces. This creates opportunities for residents of all ages to enjoy outdoor recreation and social interaction.
The development's design extends beyond the physical layout to encompass a complete lifestyle vision. Playful signage, carefully selected street furniture and natural play equipment contribute to a vibrant and welcoming atmosphere. The integration of running routes, pedestrian pathways and communal spaces promotes an active, healthy lifestyle for residents.

Construction commenced in February 2024, with architectural plans approved for each unit type.
